The well-known flaws with Census data are discussed on a lot of blogs. The worst flaw is the way the Census Bureau “counts” supposedly vacant homes. They define a home as “vacant” if it’s not a primary residence. That means that all those sunbelt houses that are owned by happy snowbirds, and that get utilized every single year during the cold months, are reported as vacant. That is nonsense, and, worse than that, misleading to those who are trying to determine the risks and opportunities for homebuilders in various markets.
